SPECIAL OCCASIONS

Celebrating a special occasion ? A gathering of friends and/or family - this is a perfect space catering for 12 people.

Please note - This is not a party event space. No weddings are held on the property. We live in a village with neighbours. Please be considerate with music and noise.

SECURITY DAMAGE DEPOSIT BOND $500

Your security damage deposit bond will be refunded within 7 days of your departure. If there is accidental damage to our property or belongings or you have failed to observe our house rules or leave the property as we have asked, we will deduct the necessary funds from your bond to repair or replace the damaged items. We will send you an itemised list of the damage and the cost of repair or replacement with supporting photos. If you or your pets have damaged our property/furniture please notify us before you leave so we can have the item repaired or replaced before the next guest arrives.

WE ARE PET-FRIENDLY ACCOMMODATION

There is an additional charge of $50 per pet per stay
Guests are responsible for cleaning after their pets
Additional fees may apply if the damage is found upon check out
Please understand that should your pet should not disturb neighbours due to barking

CANCELLATIONS / COVID RESTRICTIONS / BOOKING ADJUSTMENTS

When you book with us you are agreeing to our terms and conditions outlined below.

We understand that due to unforeseen circumstances that are beyond your control, you may have to cancel your booking or adjust numbers.

**Cancellations 45 days (6 weeks) or more in advance**

Cancellations made 45 days or more in advance of the event date, will receive a 100% refund.

**Cancellation 45 days (6 weeks) - 30 days (4 weeks)

1. A 50 % refund will be available for cancellations received 45-30 days before date of arrival

2. Receive a "Travel Credit" - this is a "one time only" travel credit of equal value to be used within 6 months. Should you book dates that are more expensive you will need to pay the difference, if you book dates that are less expensive, you will not get a refund for the difference. There are no extensions for this time period.

**Cancellations 30 Day or less**

If you cancel your booking within 30 days of your booking date, you will not be eligible for a travel credit nor a refund, and will thus forfeit your full booking, your security deposit will be refunded back on to your credit card within 7 days.
Same if there is an adjustment of numbers (eg less people)

Booking Adjustments

If for any reason you reduce the number of guests from your original booking, we do not offer refunds or travel credits for this change. We simply ask that you notify us of this amendment, so we can ensure the house is set up properly for your stay. If you choose to increase your guest list and we can accommodate the extra guests we will amend your booking to reflect the extra cost of these guests. We are unable to accommodate different numbers of guests on different nights, so you must book for the maximum number of guests staying.

Severe Weather

In the event that severe weather may prevent you from reaching your accommodation - please check with the owner whether the roads are open. We will offer you a travel credit of equal value to be used within 6 months of your booking in the event that you are unable to reach the accommodation.

Covid Protocol

Due to the nature of Covid 19 and the ever changing rules and regulations, we suggest that all guests take a RAT and/or PCR Test. If guests test positive and are unable to come to their holiday they will forfeit their holiday (unless they have travel insurance to cover this). We do not offer refunds or travel credits if a guest tests positive prior to their arrival, as we will be unable to fill that booking. Please ensure you take extra care of your health and safety in the week prior to arriving to ensure you are Covid free.

Covid Cancellations

If your trip is cancelled due to government policy restricting travel, we will offer you a travel credit of equal value to be used within 6 months. Should you book dates that are more expensive you will need to pay the difference, if you book dates that are less expensive, you will not get a refund for the difference. There are no extensions for this time period.

You are only eligible to have one change of dates, unless there is another COVID lockdown. We suggest that you rebook your holiday as soon as possible to ensure you get your preferred dates and to avoid disappointment.

If regulations permits you from travelling but there are number restrictions in place, your booking still stands. You must comply with the number restrictions: altering the amount of people staying and/or organising nearby accommodaion for the others.
